The question everyone asks

You pay the price once. Then a yearly fee.

1

Price - once

The contract price is paid one time, at closing. A $799 contract costs $799 total, not $799 a year.

2

Maintenance fee - yearly

Every contract has an annual maintenance fee, billed by Wyndham. That fee is the real cost of owning. It usually rises a little each year.

3

Booking - no extra charge

You book stays with your points through Club Wyndham. There is no nightly rate on top of the points.

Example: Glacier Canyon, 210,000 points. $799 once, then $2,076 a year in maintenance fees. Year one about $2,875 if you take on a full year's fee, then about $2,076 a year after that.

Straight answers

What you get with resale points - and what you don't

You get

  • Club Wyndham points every year (or every other year on biennial)
  • Booking at Club Wyndham resorts through the same owner website and app
  • Points that renew each use year
  • The option to rent out a year you can't use

You don't get

  • Wyndham VIP status or VIP perks - resale points don't qualify
  • Some developer-only perks (for example, some Wyndham Rewards and partner programs)
  • A way to skip the yearly maintenance fee
  • Any promise of future resale value
FAQ

Before you ask

Can I buy just one contract?

Yes. Each contract is sold on its own. You can buy one or several.

How does a biennial contract get billed?

Biennial Even contracts get points in even-numbered years only. Ask us to confirm with the seller how and when that contract's fee is billed before you buy.

Can I pay the maintenance fee monthly?

Wyndham sets the payment options on its fee bills, and they can change. Ask us and we'll confirm what the seller's account currently allows.

Are there other costs at the start?

On contracts marked "Free closing," closing and transfer are included in the price. On the four marked "Ask about closing," closing costs are separate - ask for the number. You also take over the yearly maintenance fee from the transfer date.

How does the transfer work, and how long does it take?

An independent closing company handles the paperwork and records the transfer with Wyndham. Wyndham has the right to buy any resale contract on the same terms before it closes (right of first refusal). Timing varies; ask for a current estimate.

Can my adult children use the points?

Owners can book a stay and put someone else's name on it as the guest. Wyndham may charge a guest-certificate fee for that. Ask us about the details for your family.

Can I rent out a year I don't use?

Yes. We rent Club Wyndham points for a small group of owners and pay after each checkout. See Rent Your Points.

Who is RentAtWyndham in this?

We're Club Wyndham owners who run a rental service. We're advertising these contracts for the sellers and passing your questions along. Closing is handled by the independent closing company, not by us. We are not Wyndham.
